Our topic for today: Getting annual HVAC maintenance is great for people in Clearwater Florida but i wouldn’t say it is ideal. In my experience working as a HVAC technician and as a HVAC contractor at newtons heating and air conditioning i can safely say getting a HVAC maintenance is one of the most beneficial things you can do. This is especially true for older HVAC equipment when you are trying to avoid costly HVAC repair and HVAC installation. Ill give you an example of what i mean. One of the thing out of the many item’s we check or clean on a HVAC maintenance is cleaning your drain line. The reason is you have a evaporator coil that gets to be about 40 degrees while your system is running. Because this is so cold it makes condensation. This condensation goes into a drain pan and from there it goes into your drain line. The drain line takes the water outside so water doesn’t leak out of your unit. Well here comes the problem for people in Clearwater Florida in their homes. Sense there is constantly water in the drain line and in the drain pan you can have to much algae build up. One of 2 things can happen from this. Your drain pan can get to much algae in it and prevent the water from getting to your drain line or your drain line itself can build up with to much algae and can prevent your HVAC unit from draining. This is a problem because one of 2 things can happen from your drain line or drain pan becoming plugged. Ether the water will go into something called a float switch and it will shut your unit off. Nothing is worse than it being the middle of summer and your drain line backs up and shuts your unit off. The other thing that can happen is you don’t have a float switch or its not properly installed and water will dump onto your floor or worse yet your ceiling! I can not count how many times i have been at a customers home and found their celling fell down or their is water all of their floor. Your drain line has to be cleaned at a minimum of every 6 months, here in Clearwater Florida because our summers are so hot and our units run all of the time. Getting just a annual HVAC maintenance is great but tends to not be frequent enough to make sure this drain line stays clean. So in conclusion getting a annual maintenance is great but to help make sure your unit runs smoothly and does not drop your ceiling we highly recommend getting a HVAC maintenance 2 times a year.
