Our topic for today: At newtons heating and air conditioning we highly recommend getting a HVAC tune up done two times a year. So does your equipment manufacture whether its Trane, Lennox or Carrier. They say that you have to get a HVAC tune up twice a year in order to have your warranty to stay active but they never really ask that. Its for a good reason though, it because they have to warranty out their expensive parts! Getting a HVAC tune up can help your unit run smoothly all year long and if you can catch certain things early before they become bigger problems it can help your equipment not break down. Let me give you an example of one of the things we would check on a HVAC tune up and how it saves your ac. You have something called a condensing unit coil and its very important to keep it clean. Let me explain why that’s is so important. On your condensing unit coil you have something called fins that help guide air through your condensing unit coil. Your indoor coil or evaporator coil has the same fins that help guide air through it. Well what can happen is dust or dirty can be pulled through these fin and can plug your coil which can cause a ton of problems. That is why you have filters on the inside of your home, this is to catch dirt and dust before they enter your evaporator coil and plug it. Well your condensing unit coil doesn’t have any filters on it so air just goes straight through it. You have a condenser fan motor that sits on the top of your condenser and that is what pulls your outdoor air up and through your condensing unit coil. So what happens when your condensing unit coil gets dirty? It makes your condenser fan motor and compressor work much hard than what they have to. When your condensing fan motor is working hard it actually becomes very hot and what that does is melt the oil on the inside of the condensing fan motor and makes it seep out of your fan motor. The job of this oil is to keep the bearings of your fan motor lubricated so that the motor can spin freely. If a lot of that oil seeps out it can actually ruin the fan motor and it wont be able to spin. When we see a condenser fan motor go bad one of the main things we check before we replace it is see if your condensing unit coil dirty. This is very common for people in Clearwater Florida because our summers are so hot and our HVAC units runs all of the time. This is where getting regular HVAC tune ups comes into play, if we come out and see the condenser coil is dirty we can clean it before it gets to bad and damage the condenser fan motor. That is why the equipment manufacture wants you to get regular HVAC tune ups so that they may not have had to give us that new condenser fan motor under warranty!
