Today what i would like to talk about is what a typical Ac maintenance includes and why its beneficial to get a ac maintenance annually and twice a year. The first thing we check at newtons heating and air conditioning is your refrigerant. Having the proper amount of refrigerant in your system makes sure your unit is cooling efficiently. Now i have heard at companies as a HVAC technician say that you lose some refrigerant every year like a bike tire. That is not true and is a common myth in our industry. This is one of the reason it is important to pick out a good honest HVAC contractor. your HVAC equipment is a sealed system kind of like your cars oil, you should never lose any. What happens is your unit can leak refrigerant and cause it not to cool properly. If we catch this early on a HVAC maintenance we can not only recharge it but you could loose a lot less. I’ve seen systems with as much as 15 pounds of r410a and you could need to loose 4 pounds of refrigerant to notice a difference and maybe even as much as 8 pounds when its cooler outside. Next we go out to your condenser and you have 2 main components on your condenser. The compressor and your condensing fan motor. We can check something call your amp draw on these motor. The equipment manufacture has a rating for the amp draw that these motor should take. If its to high that means your motor is working to hard and is about to fail. You can also have a high amp draw due to a weak capacitor as well. So again getting a Ac maintenance can save you on costly Ac repairs. Just a simple capacitor can be the downfall of your compressor which is the number 1 reason of why someone would want to replace their unit. The next thing we check is your coils on your system, this includes your evaporator coil and your condenser coil. If your condensing unit coil is plugged and dirty it will also make it harder for your condenser fan motor to pull air through it and can be another reason of why your condenser fan motor fails. When we go out on a service call and see that a condenser fan motor has failed we always check your capacitor and if your coil is dirty. If your evaporator coil is dirty not only can it damage your compressor but it can also affect your indoor air quality. we clean your drain line as well, your evaporator coil gets to 40 degrees so it sweats like a soda can on a hot day. Your drain lines job is to take this water and put it outside. sense there is constantly water in your drain line it builds up with algae and can make your drain line back up and shut your unit off. I would say in the summer time 30 to 40% of our service calls are due to a clogged drain lines. If its the winter time the only other thing we check is your heat and I cant count how many times we have been able to do something simple that can fix the heat on your system. so in conclusion getting a annual maintenance is great for extending the life of your ac system and unexpected ac repairs. Ideally We recommend getting a Ac maintenance done twice a year once before summer time hits to check out everything in heating and once before summer time to check out everything in cooling.
